Hub Clemson Breaks Ground
Construction led by Juneau Construction Company is now underway, with project completion slated for summer 2027.
Core Spaces (Core), a vertically integrated real estate developer, operator and investment manager in partnership with Kayne Anderson Real Estate announces commencement of construction on Hub Clemson, a 1,303-bed purpose-built student housing community located just steps from Clemson University.
The seven-story development will feature 394 units across 821,000 square feet, offering a mix of studio to five-bedroom apartments and a series of three‑story, on‑grade townhomes. Designed to elevate the student living experience, Hub Clemson will include 20,000 square feet of next-level amenities such as a rooftop pool and lounge with 360-degree views of Lake Hartwell, downtown Clemson and campus, along with a fitness center and spa, coffee shop, and vibrant communal green spaces.
Located at the corner of Tiger Boulevard and College Avenue, the site connects directly to the Keowee Trail. The new development will offer outdoor dining areas, entertainment spaces, and pedestrian-friendly pathways for residents, students, and the broader community. The project will also include 8,700 square feet of retail space and approximately 830 parking spaces.
“Hub Clemson is a special project for us at Core. It’s rare to be able to create the first waterfront, urban center experience in such an established and successful city like Clemson, and we are lucky to be part of this meaningful placemaking opportunity,” said Joe Gatto, Senior Managing Director of Acquisitions and Investments at Core Spaces. “We’re not just building housing. We’re helping Abernathy Park take better advantage of the natural beauty of Lake Hartwell by more than doubling the amount of active parkland area for the community along the shoreline. We’re also bringing curated retail spaces, targeting fine dining restaurants with incentives, and investing in impressive architectural moments.”
Hub Clemson is slated for completion in the early summer of 2027, ahead of the academic year.
Juneau Construction Company serves as the general contractor. Architecture is led by Northworks Architects, with interiors by Harken Interiors in collaboration with Core’s in-house design team. Core is the developer and owner and will manage the property upon completion.
TSB Capital Advisors consulted on the joint venture and acted as advisor to Core and Kayne Anderson Real Estate on the financing.
“Hub Clemson is a continuation of our investing thesis to deliver best-in-class housing options in Tier 1 markets. We are excited to deepen our relationships with Kayne Anderson, Kennedy Wilson, and the TSB team,” said Brendan Miller, Chief Investment Officer, Student Housing. “We look forward to welcoming both Hub tenants and Clemson residents to the reimagined destination.”
