Vertical Construction Begins at Echo Street West
Juneau Construction Company leads the way on the multifamily component
ATLANTA, GA – Construction of Echo Street West’s multifamily component in Atlanta’s historic English Avenue neighborhood is underway for Juneau Construction Company, after the residential project officially broke ground on Thursday, June 17.
With a total of 435,000 SF, which includes 26,000 SF of ground-level retail space alongside the Atlanta BeltLine’s Westside Connector Trail, a 409-space precast parking deck and approximately 300,000 SF of residential and amenity space, this new community will provide the central residential component of Lincoln Property Company‘s Echo Street West mixed-use development. The 19-acre Echo Street West project is one of the most significant investments to be made in the history of English Avenue. The project is located at the intersection of Donald Lee Hollowell Parkway and Northside Drive and engages both sides of the Beltline’s Westside Connector Trail.
“The BeltLine has enriched life in Atlanta like never before, transforming it into a walkable and bike-friendly city,” said Tony Bartlett, Executive Vice President at Lincoln Property Company. “The next great leg of the BeltLine is now open with the Westside Connector trail, a critical link connecting Atlanta’s downtown landmarks, Georgia Tech and the new 280-acre Westside Park. Straddling the Westside Connector Trail, Echo Street West promises to be a hub of creativity, innovation and technology, creating an exciting new place for the community in this historic neighborhood.”
Logan Holley, Project Manager for Juneau Construction Company and Midtown resident, is excited to be part of this transformative project in his city.
“Juneau is thrilled to be on the frontline of taking the BeltLine to the next level. We love building close to home, and we’re excited to contribute to our local community,” Mr. Holley said. “Personally, the BeltLine and its surrounding communities have been an invaluable source of enjoyment since I relocated to Atlanta. I am exceedingly proud that Juneau is involved in drawing all that the BeltLine and Atlanta have to offer much closer to the residents of the Westside community.”
Bringing this 6-story, 292-unit multifamily project to life in the center of a city that is becoming increasingly active after the lockdowns of the past year will not be an easy task, but Mr. Holley says that Juneau, and its partners, are more than up to the task of building and completing a successful project in dense, vibrant environments without disrupting the flow of everyday life.
“Providing a safe environment for the public while maintaining construction efficiency will be of utmost importance,” he said. “Luckily, we have successfully completed a multitude of projects in congested areas, so we’ve grown accustomed to planning for these conditions. It will be critical for us to consistently communicate with the GC [DPR Construction], who is working on the office project across the street, to guarantee the success of not only our project, but their project as well. Our two sites are divided by Echo Street NW, so coordination of material deliveries, precast erection, underground utility installation, etc., must be synchronized to support the schedules of both sites.”
Juneau is quite familiar with this type of multi-GC development, with the most recent example being Juneau’s management of the Block A, Block B and Block D parcels in The Battery Atlanta development at Truist Park. As with The Battery, proper communication and detailed analysis of the overall Echo Street West master development is imperative; Juneau has been working closely with Lincoln Property Company, Dwell Design Studio and DPR Construction since the early preconstruction phase to establish a comprehensive plan of action in which Juneau’s and DPR’s field operations coincide seamlessly.
One unique aspect of Echo Street West’s multifamily component for Juneau will be the 24-year-old company’s participation in the Echo Street West Partnership, a grassroots, donor-advised fund that funnels money, time, talent and resources to organizations that are doing good work in Atlanta’s Westside. The Partnership is focused on supporting organizations that are promoting youth development, health and wellness, job training and community needs. Its foremost goal is to serve people with the belief that the success of new development can also benefit an entire community in which that development is located.
The BeltLine will remain open to pedestrians throughout the entire construction schedule. Since the project’s retail areas open directly onto the BeltLine, Juneau will turn over the retail areas in the first phase, which means retail will be active as the latter half of construction is completed.
“We want to prove how ‘fun’ construction can be, and the best way to do that is to be cooperative teammates, understand the challenges and plan accordingly,” Mr. Holley said. “We are confident that our efforts and cooperation with all parties will lead to a profitable, timely project completion, and we are delighted to work closely with such motivated and capable industry leaders.”
